The guys comes to a new town for higher studies and stays with her Mom's friend's house.

Mom's friend has a young daughter going to join the university with the guy or may be a year or 2 older, can't recall.

On the first day going to the university the guy saw the girl taking detour and follows her.

And he saw she having sex with another guy near university.

I think al these happened in first couple of chapters.

I'm kinda sure it was a Korean manhwa.

I am unable to find it again even though I have searched a lot.

Please suggest the name if anyone has read it before.
