I keep hooking up with my neighbor and its getting weird

so I moved into my apartment like a month ago. the guy next door is older, late 40s, divorced. he helped me carry boxes in when I was moving and I offered him a beer after. we sat on my floor because I literally had no furniture and just talked. nothing crazy happened that night but I kept thinking about him after.
few days later I knocked on his door to ask about the wifi password for the building. he didnt know it either but we ended up talking again and I stayed way too long. when I was leaving he touched my back like guiding me to the door and I just turned around and kissed him. it was awkward for a second because he kind of froze and then he kissed me back.
we didnt even make it to his bedroom the first time. it happened on his couch and it was honestly a little clumsy at first because we were both nervous. but then something clicked and it got intense really fast. after we just sat there not saying anything for a while and then he offered me water and I almost laughed because it felt so random.
now its like a routine. I go over a few times a week. sometimes we hook up sometimes we just eat takeout and watch whatever hes watching. last tuesday I fell asleep on his couch and woke up with a blanket on me and him in the kitchen making eggs. I didnt know what to do so I just pretended I was still sleeping for like ten minutes.
the sex keeps getting better which is the problem. like he pays attention to what works and remembers it. guys my age do not do that. at all.
I dont know what this is. we havent talked about it. I think were both just pretending its casual but I have three of his shirts at my apartment and he bought the coffee I like so its probably not casual anymore. whatever
